On Thursday, July 11th, The Handy Dog (our handyman) will be on site to power wash the stoops and the walkways for each unit (not the sidewalks) as well as the 3 retaining walls (behind E, behind C and adjacent to F).

**  Please remove any planters, mats or other items that are on your stoop prior to that day.

Per below pic- this fox has been spotted on the property several times behind A-C buildings.  We are reaching out to Wall Township for guidance, but in the mean time wanted to make all aware.  It’s not immediately cause for concern as foxes do not attack humans or pets.  Here is a URL  from the humane society for further reading:  https://www.humanesociety.org/resources/what-do-about-foxes.

TSB fertilizer application:

Please be aware that our landscaper, TSB, is fertilizing the property tomorrow, Friday, 3/29 and pets should be closely supervised for their safety and should completely avoid the grassy areas for 24-72 hours.  Flags will be placed on property tomorrow as well as going forward each time a treatment takes place during the spring, summer and fall season as further notification. We will do our best to try to alert you in advance, but be aware when you see the flags during the months ahead.

here is the actual text of the Wall Police call

The Wall Township Police Department has recently seen a significant increase in vehicle thefts. The suspects are targeting unlocked cars during the overnight hours and entering garages and homes by using garage door openers found in unlocked vehicles in an attempt to gain access to keys.

The Wall Township Police Department is encouraging the community to take proactive steps to best protect their vehicles

1 Lock your car doors whenever parked and not in use
2 Lock your house doors
3 Remove items of value
4 When possible utilize the vehicle’s alarm system
5 Secure your vehicle in the garage when feasible
6 Report all suspicious activity immediately.

Examples of suspicious activity include a illuminated dome light on an unoccupied vehicle, activation of car alarms, dogs suddenly barking in the middle of the night or someone peering into the car windows.

We received a call tonight from Wall Township Police alerting Township residents that they are seeing an increase in vehicle break-ins in the overnight hours.  They suggest that all cars are locked when not in use.  They also suggest keeping outside lighting on, listening for sounds of disturbance and dogs barking, removing valuables from cars and making sure doors and windows (ground floor) are locked.  

Editorially- this could be a regular and recurring “summer” issue.  If you scroll down you’ll see a similar post from July of last year 2022, that we sent out with the same message.  

7/27/2023- 

Please be aware, per the picture below, our street lights are not operating.  The sensor for the street lights and the sign lights are on this pole, so they all are not working.  Please have your porch light on tonight if you can and at nightfall at least until we can get an electrician out to fix it.

Separately, ALL  units should have some kind of nighttime sensor for their porch light- either a dawn/dusk bulb or an attachment that screws into the base of the light bulb with a sensor built in.  You can see in the picture background, the E building, and how illuminated it is with all the porch lights working.

STREET LIGHT OUTAGE FOR D,E,F,G

Please be advised that the roadway street lights in front of D, E, F and G as well as the front sign at the Old Bridge Road entrance are currently out.  Nice Electric has been on site and determined there is a break in the electrically line between the C and D buildings.  We are working on repairing that, but it may take a few days.

IN THE MEAN TIME, FOR THOSE BUILDINGS AFFECTED, PLEASE KEEP YOUR PORCH LIGHTS ON OVERNIGHT TO GIVE SOME LIGHT TO THE AREA UNTIL WE CAN GET THE STREET LIGHTS BACK ON.

KEEPING YOUR CAR AND UNIT SAFE
 
We hope you are all enjoying your summer. As you all know, this season brings visitors and a lot of extra traffic to our area.  We  just wanted to send out some friendly safety tips .
 
-Always take your keys out of your car; do not leave in your vehicle.
-Close windows and lock doors  when you park.
-Remove any valuables .
-Have your porch light on at night.  You can add a daylight sensor to your porch light that will turn it on and off.
-Always lock your unit when leaving property and don’t forget to remove your keys from your front door when you enter.
 
We hope these tips are good reminders for us all .

Southport residents:

As we are getting into warmer Spring weather the Board would like to send a friendly reminder regarding the Rules of Conduct, located in our By-Laws, pg. 23 (b)- regarding pets.  It reads-

  1. “Unit owners who keep domestic animals will abide by the municipal sanitary regulations and not permit any domestic animals to commit waste upon the common elements.”

We have broached this subject before, and feel it needs to be re-stated.  Walking your pet  cannot be done on the Southport community areas.  Please make sure to curb your pets and walk them either on your own unit property area in front or behind your unit, or walk them outside of the property along West Union Lane.   

**  In particular, the areas adjacent to the G and F buildings (they flank the retention basin) and the West Union Lane entrance area must be avoided.  We are making a concerted effort this year to bring the lawn areas for these areas up to standard and have contracted for seeding/sod this Spring for them.  Please respect this request.

**  FINES CAN BE LEVIED FOR REPEATED NON-COMPLIANCE **

As always, we appreciate your continued cooperation as well as your desire to have a well maintained community.  The Board shares that desire!

Please be advised, our contractor Swift and Sons, will be doing sidewalks on or about April 18 (weather permitting).  They will be on property that Monday for 3-4 days.  Per the Reserve Projects Schedule they will be doing:

The A/B Buildings : sidewalks and walkways

The A/B sidewalk around the perimeter of the parking lot

3 sections of G building sidewalk that are cracked

F1and F2 unit walkways (from the stoop to the sidewalk)

E1 corner sidewalk that is peeling

We will advise with a second email as we get closer to confirm the start date.  

A and B residents will be required to move their cars to the street for parking while the work is being done on the parking lot sidewalks.

Tomorrow, March 15, 2022, Mr. Gutter will be on site to remove and replace all of our gutters and downspouts in the complex.  As we had posted to you previously, our schedule is dictated at least in part by weather and supply chain.  We have a good stretch of warm weather this week and pricing on aluminum is anticipated to rise over the next weeks.

Please take a look at your back deck and cover any furniture and remove any more delicate items that may be out there.  While I don’t anticipate a lot of debris, other than the gutters themselves coming off, it’s best to take some precautions.

Please be aware, winter weather is upon us with yesterday’s brief snow and ice.  TSB is our snow removal contractor and they came and conducted an ice service (includes rock salt applied to parking areas, drive aisles, roadways, etc. and the “blue” Calcium Chloride (or equal) applied to concrete walkways and stoops).

Despite the above, please still be vigilant when traversing in the lot or up and down the stoop stairs.  In recent years, snow accumulation has been less pervasive than ice.  The sudden drop in temperatures even for a day can produce an icy condition when mixed with precipitation, even if snow doesn’t develop.  Black ice can be present.  We ask that you still be cautious following any snow or ice event, even with TSB treating the surfaces.

Coupon mailing- budget and increase letter:

Southport Homeowners,

Enclosed are your new 2022 payment coupons (for those not currently signed up for direct deposit). 

In addition, we have also enclosed the proposed budget for 2022, at the new $117,000.00 annual budget amount that incorporates the planned maintenance increase to $325.00 per month in January 2022.  The proposed budget also shows the last 5 years actual spending as a reference.  You’ll note that the new increase primarily impacts the Reserve and Deferred accounts.

The 2022 increase is part of an incremental $25.00 increase to the individual owner monthly maintenance in 5-year increments (2022, 2027, 2032, 2037).  This is necessary to have the funding to complete the items on our Reserve Study that was updated in 2019. This has been a discussion in annual meetings and a reminder was sent out with the minutes last year that 2022 would be an increase year.

  • Under the documents page- a copy of the 2019 reserve study that details the projects ahead of us (most notably, the $400,000 re-siding of the complex in 2031-32)
  • Under the meetings page- a copy of the minutes from last year’s 2021 annual meeting that details the increase for 2022

The Board is committed to maintaining our property and homes in a strategic and responsible manner.  By building our Reserve and Deferred accounts to accommodate the projects that lie ahead, we feel that currently we can execute those critical projects without any assessments to you.  Of course, there could always be something that comes up that was unforeseen, or was a random “act of nature”, and we will address those as they occur. 

We are confident as a Board that we have the known expenses covered going forward to keep Southport structurally sound and manicured properly to ensure both your safety as well as your property’s highest value.

We have installed a new mailbox cluster for the C, D and G buildings.  As soon as the Post Office assigns the mailboxes we will distribute new keys.  In the mean time, you can still access your old mailbox.  We will remove the old mailbox only after the keys for the new one are distributed and any mail from the old one has been collected or moved to the new.

“This is a friendly reminder that each building has designated visitor spots that should be used for their building . Please remind your guests that they can only park in the visitor spot associated with their building . At no time should someone be using a spot other than the ones designated . Exterminator Shell Pest Control

We have signed an annual contract with Shell Pest Control, Manasquan, to service Southport for the coming year. The contract will provide four service visits.  The first service visit will take place the week of March 29.  They will be treating the exterior perimeter foundations, eves and windows . 

Pests covered under the contract will be general insects , wasps, bees, and yellow jackets attached to any structure. Gnats and mosquitoes are not covered under the contract.  In addition, they will be providing bait stations behind each unit in a discreet locations by the AC units to ward off mice and rodents

We are experiencing the first snow/winter mix of the season.  As we have a number of new owners, the board wanted to make sure you knew that we have a contractor (TSB) that does our snow and ice removal.  You probably have seen TSB, who also does our landscaping as of this season.  They have  done our snow removal for the last several years and have done an excellent job.  TSB uses several weather services to determine the extent of the snow and is contracted to come out based on an inch of accumulation without needing our request.  You do not need to call for snow/ice removal.  However, as they come for snow only beginning at an inch of accumulation, you should probably keep some ice melt and a shovel handy, especially if you have to go out prior to their arrival. We have this budgeted for the season, with ample monies to take care of normal amounts of snowfall.

To South Port Owners,

First and foremost, we hope this letter finds all of you well.  As we had talked about in our communication on June 22, 2020, this year has been challenging from many aspects.

We have experienced a lot of separate little issues this year with certain Issues taking longer to be rectified. We are not certain if this turnaround time was because of the contractors, the Coronavirus, or the newness of Surf Site in becoming acquainted with our complex. We have been discussing this as a board for a while. We want to make each homeowner happy and to feel that all their issues are taken care of in a timely manner. During this investigation process, Surf Site presented us with notice that they were no longer interested in managing us due to the amount of property issues that we presented them this year.

Currently, we are not considering a new company to manage our property.  After much thoughtful consideration, the board feels that we can try to manage our own property in the interim as a trial and have Surf Site continue to manage the financial piece.

IMPORTANTLY, THE BOARD HAS SIGNED A NEW ANNUAL AGREEMENT FOR 2021 WITH SURF SITE TO CONTINUE TO MANAGE AND PROCESS ALL FINANCIAL ASPECTS FOR OUR ASSOCIATION INCLUDING RECEIVING MAINTENANCE FEES, PAYING BILLS, AND MANAGING THE ACCOUNTING OF ALL FUNDS. 

 As you know, we have built many good relationships over the years with different contractors and will decide next year who we would like to use regarding our property needs (i.e. landscape, maintenance, extermination , etc.)  We have also researched other complexes in the area that are self-managed regarding property maintenance (i.e. Wyckham Manor and Old Mill Court).  We now have a new number to call for all property issues:

 (732) 529-0238 is the phone number to call to leave a message on any property issues in 2021.

These messages will be retrieved by the South Port Management Board as each call comes in and will be responded to accordingly. We will be able to remediate these issues much quicker, as the board members will pick them up directly.    In addition, you can always check our website to see community wide updates on property improvements or obtain any documents you might need like the Master Deed, By-Laws, Property Modification form, etc.  The web site is www.southportwall.com.

Again, Surf Site will continue to manage our financial portfolio.
