Please be aware that Monday 4/15 and Tuesday 4/16, our handyman, “Happy to Help” owner Clark Pegler will be on property to clean gutters and do some repairs.
The gutters will begin tomorrow starting with the A building and moving in alphabetical order toward Old Bridge Rd. Please take a look at your deck area and remove or cover any furniture or fixtures that don’t normally stay out over the winter (ie. cushions).
Repairs will be done Tuesday for units A4, C1 and F4.

On or about the middle of September, our landscaper (TSB) will be doing their end of season trimming of shrubs and trees.
PLEASE BE ADVISED: ALL BUSHES AND SHRUBS IN BOTH THE FRONT AND SIDE UNIT BEDS WILL BE TRIMMED BACK TO WITHIN THE EDGED BED LINE.
We have noticed several places where they are overgrown and looking a bit scruffy- even in some instances blocking the path of the sprinkler heads. TSB has been asked to make them all uniform. If you would like to prune them yourself, please do so before then.

Millbrook will be on site Wed., 6/29, to perform the sprinkler repairs. They will be on site the whole day and should have the system up and running when completed.
Shell pest was on site earlier this week for their quarterly inspection. Shell noted that pooling of water was a potential issue with mosquitos. They called out two areas where this was seen: water collecting in items stored under the decks, and water collecting from gutter runoff (in some instances they saw concrete runoff slabs facing the wrong way). Please look at what you may have under your deck and your gutter leaders for water pooling and remedy this.

SIDEWALK PROJECT – A/B/G/F/E BUILDINGS
Per the 2022 Annual Meeting and the subsequent email posting to the website, we are doing sidewalk replacement and repairs to the above buildings. These include: The replacement of the A/B sidewalks and parking lot sidewalks, replacement of G sections (G3 and G4 corner), replacement of F1 and F2 walkways and replacement of the E1 corner. This is part of our Reserve Study and funding for 2022.
We have just received an update from Swift and Sons, our contractor, and they are planning to start on Tuesday, May 3rd. This is weather permitting.
CARS IN THE A/B PARKING LOT MUST BE MOVED TO THE STREET MONDAY NIGHT- MAY 2ND. WORK WILL BEGIN AT 7:30AM THRU 5:00PM.
CARS IN G/F/E WILL NEED TO MOVE AS THE PROJECT COMES YOUR WAY AND CAN ANTICIPATE MOVING YOUR VEHICLES TO THE STREET ON THURSDAY OR FRIDAY.
ANY CAR LEFT IN THE LOT AT THE TIME OF THE SIDEWALK REPAIR MAY HAVE TO BE TOWED AT THE OWNERS EXPENSE.

Southport Board

We are pleased to report that Mr. Gutter will be on site in the next 30 days (weather cooperating) to replace gutters and downspouts for the complex. We will advise when we have an actual date and send a subsequent blast to let you know 3 days in advance. At this time, the only owner responsibility would be protecting and/or removing anything on their back decks and rolling back any retractable awnings.
The gutter replacement is a 2022 scheduled Reserve funded project and does not incur any assessment to you as a result.
Of note:
1. We are increasing the gutter size to a 6 inch gutter and 4 inch downspout to allow for greater water dispersion and flow.
2. We are changing the color of the gutters and downspouts from the stock dark brown that we have currently to Terratone (this is the color of your unit’s window trim, sliding rear door trim and front stoop railings)

Tomorrow, weather permitting, our contractor, Mr. Gutter, will be on site cleaning and securing the gutters in all seven buildings. This is part of an annual cleaning following the leaf fall each year. This year, the leaves remained on the trees longer than normal, and only a couple of weeks ago we completed the cleanup on the grounds. The contractor will be cleaning the gutters by scooping the debris out, rather than blowing them out, so as not to create a mess on the property around each unit. They will be up on the roof- please don’t be alarmed.
They will also be securing any loose spikes. This is just a temporary fix, as the gutters and leaders are scheduled to be replaced for all buildings this year. That should take place late spring/ early summer.

Our contractor, GROUND HAWG, will be on site in the coming week to do some tree work on the property (removal and trimming).
3 trees are being removed from the fronts of buildings. Buildings D and E are having the trees removed from the fronts of D4, E5 and E3. As soon as we have a confirmed date, we will let D and E owners know so that they are able to move their cars out of harms way for that day.
August 10, 2021
The week of August 15th, we will begin work on refurbishing the dumpster corrals for trash and recyclables in both the A/B and the C/G parking areas. GROUND HAWG, Bayhead, NJ, will be on site to do the work. Weather permitting, the job is expected to be completed by the end of the week. With trash pickup on Tuesdays, we will look to begin work following that day. We will have the dumpsters moved out in front of the corral area during the work and they will continue to be accessible for disposing of trash and recyclables. We are replacing the doors and all hardware, as well as any split boards on the rear or sides, and power washing the existing structures and cement floors.
This is the third and final project from our 2021 Reserve Study recommendation (we have completed the the seal coating and re-striping of the parking lots and the repairing of the retaining walls along the Old Bridge Road side).

SOUTH PORT Seal Coat Project- Tues 6/15- Wed 6/16 Confirmed
The seal coat of our roadway and parking spaces are scheduled for this coming Tuesday and Wednesday- June 15 and 16.
Attention….
- For buildings C-G, vehicles must be removed and parked on the street by 3:00 PM, Monday, June 14, for the overnight. Work will begin Tuesday 6/15 and should be completed for you to return your cars on Wed. 6/16.
- For buildings A-B, vehicles must be removed and parked on the street by 3:00 PM, Tuesday, June 15, for the overnight. Work will begin Wednesday 6/16 and should be completed for you to return your cars on Thurs. 6/17.
- Work is scheduled to begin – weather permitting: We will advise if any change.
Any vehicle remaining in the parking lot after the 3PM time for their day will be subject to being towed at the owner’s expense.

PEST CONTROL UPDATE
June 12, 2021
Shell Pest control will be on site next week- June 17th or 18th to administer a quarterly routine service. Shell is under contract for Southport pest control. Their contract covers basic pests and rodents (not wild life) and has quarterly service visits to keep treatments updated. They are only outside, and do not need access to your unit, but just wanted to let you know if you see them.

Dumpsters
We are pricing out the two dumpsters for replacement of the wood structures in Spring 2021.
Roadway
We will be requesting proposals to seal coat and re-stripe the parking lot/ roadway for Spring/ Summer 2021
Swift and Sons (who paved our roadway and parking lot) will be doing the seal coat scheduled for early June.
Sidewalks
N.H.M. will be on site in the next weeks repairing sidewalks for buildings A, B, G and F. They will be patching any cracks and replacing the spacing joints where they have come out. Per the reserve study (copy is under the “documents” page) A, B, G and F are scheduled for sidewalk replacement in 2023.
West Union Lane entrance sign
*** 8/31/2020- The new sign is in and lighting completed. We will finish the project with T.S.B. cutting in and mulching a bed around the sign with plantings.
We have contracted with Northeast Sign in Point Pleasant to make a South Port sign (in the same style, color and logo of the sign on Old Bridge Rd) for the entrance on West Union Lane. The sign is being fabricated and is expected to be installed by middle of September. This sign was added here, as this is where a GPS takes you when you input 1301, 1305 or 1307 West Union Lane. The sign will have directional arrows indicating Buildings A and B and Buildings C thru G entrances. A ground spot light will be added once the sign is installed.
Cowley’s ant treatment
Cowley’s Pest exterminator was on site the week of July 20 and did a building foundation spray for ants for the complex. ***We are bidding out a “pest control” plan for the complex that will take care of most pests and rodents for 2021
T.S.B. sod replacement
Browned out sod- T.S.B. will be here the week of Aug 3 to replace the pieces of browned out sod. *** completed week of 8/24 due to heat/temperature restrictions
Millbrook irrigation/sprinklers
Millbrook has been on site this week to adjust our sprinklers. We will be watering for the next week or so EVERY DAY, twice a day to get the grounds caught up. You will see the sprinklers going on overnight (starting about 2 am) and in the evening (starting around 6 pm). New seeded areas could see an additional watering (F building). Please bear with us as we adjust the pattern to find the right level and times. ** we have now gone back to one watering per day beginning at 2 am.
Separately, if you have new sod (buildings B, C, D) we will be replacing any “browned out” pieces when T.S.B. is here next. We have already notified them. ** see above new post for time of replacement
Landscaping improvements Update for June
T.S.B. will be onsite Saturday 6/27: They are doing the sod (C and D sidewalks) and stone (back of F), and trimming of foundation bushes for all units-also, adding flowers to the Old Bridge entrance sign
Landscaping-Mulch week of 6/8
Mulch is scheduled for the week of 6/8. All front and side foundation beds will be mulched.
Landscaping improvements Planned
The board has approved T.S.B.’s proposal to complete the following:
- Mulch for front foundation beds and side beds for all buildings- week of 6/8
- Regrading and and top soil for C and D sidewalks
- B bldg- remove stump in lawn, add sod to front to make beds uniform
- A bldg remove leaning tree, re-work foundation beds and bring to the sidewalk to look uniform
- Bldg F- top soil and seed on both sides of bldg, add stones to back yard to tree line
- Create circular, mulched beds around 2 main trees on either side of West Union Lane entrance
- Create a landscape bed in preparation for sign at West Union Lane entrance
Reserve Projects for 2020 upcoming
We are tentatively scheduled to:
Replace the dumpster pads/fencing- Awaiting bids- moved to Spring 2021
Repair/replace retaining walls behind E and C buildings- Awaiting bids- moved to repair only Winter 2020 /Spring 2021
Update and repair any sprinkler issues (continued from 2019)- Millbrook opened the system on April 23 and did not identify any major issues with the lines or the heads.
